JoinHome is a Madrid-based proptech company that runs a residential rental platform linking private landlords and institutional property owners directly with tenants, with no agency fees. It started as a mobile app that matched tenants and homes based on preferences and financial capacity, then became a full rental portal. Owners list homes free of commission, and the company earns revenue from subscription services for tenants such as tenant profiling, contracting utilities and cleaning. Launched in 2020 by Luis Enrique Martínez and Alberto Hortigüela, the platform had more than 3,000 registered users within six months, and by 2022 it listed around 2,000 rental units, including homes from Testa and Fidere. In November 2021 it closed a first round of more than €120,000 led by the Redlabs group, with participation from several SOCIMIs and the tenant-solvency certifier Garantify.
