Portiko (legal entity Portiko Technologies SL, Madrid) is a proptech/regtech SaaS platform that manages and automates the bureaucratic and regulatory compliance workload of construction and real estate projects — urban planning licences, permits, bonds and fees (tasas y avales), insurance renewals and government notifications — using AI to automate repetitive filings and coordinate developers, architects, project managers and public authorities. It is a pre-seed company incubated and backed by Madrid venture builder The Lab Ventures (investment made in 2024), sells to constructoras, promotoras, flipping firms and architecture studios (its site shows testimonials from people at Metrovacesa, AEDAS Homes and RuizLarrea), and was listed in the ULI Spain AI Map 2026 under Design & Preconstruction. David Hernández Collado is its sole administrator and sole shareholder.
